Prime industrial property

17 Murlong Street, Swan Hill
Expression of Interest

GRAEME Hayes Real Estate will offer by expression of interest on April 24th an outstanding Industrial complex located at 17 Murlong Street, Swan Hill.

This former Goulburn Murray Water Complex zoned Industrial One covers approx. 8,578m2 in area and has extensive frontage to Murlong Street with an abundance of shedding. The office complex is most extensive and covers a wide range of offices varying in size. Together with a reception area, meeting room plus a kitchen. The size of this area does provide the opportunity to secure a large complex which could be used for a variety of purposes or renovated to suit a prospective purchaser’s requirements. The rear portion of this extensive complex boast a magnificent workshop area with excellent clearance. Rarely do you see a workshop of this stature in good condition with a large moveable gantry. This section of the building is extensively insulated, provides electric roller doors, a loft, plus secure storage rooms.

The associated shedding is also in good stead which includes a large lockable drive-through main storeroom shed with office facilities. Also provided is a large lock-up equipment storage shed plus sand and gravel bins. The extensive surroundings also provide plenty of parking for customers and staff.

The driveway allows heavy vehicle access before they enter the complex so long vehicles are not protruding onto the busy roadway.

The majority of the boundary fencing is in very good condition, with the main yard entrance having a sliding gate for ease of access.

I believe the workshop building was constructed in the 1980’s with over 80 staff members working at Murlong St. Most of the maintenance today is done at GMW’s Tatura complex and transported back to the sites. When all the small workshops in the small towns such as Piangil, Quambatook, Lake Boga, Nyah, and Ouyen were closed down in the 1980s it was transferred to Swan Hill. As well as the outdoors staff, they had 3 carpenters, 2 full time storeman as well as bailiffs servicing the district. As time went on the early 2000’s the workforce was reduced to approximately 35.

Today the open channel system as we used to know, it is now piped, saving water and labour. A fair portion of the Western Region was previously managed and maintained by the Goulburn Murray Water and is now being managed by Grampians Wimmera Mallee Water. At one stage, when GMW had separate administrative offices, they employed over 100 people out of the 2 complexes.

With the amount of projects in progress in the Swan Hill and Gannawarra Shire it has installed much confidence in our northern region, so properties like this should be in great demand for the future.

Graeme Hayes from Graeme Hayes Real Estate said the interest to date has been most pleasing.
